SNOW REMOVAL

 

The season is here and we can expect to have snow anytime now for the next few months (in fact, we've already seen some!). Your Board has contracted with Panhandle Builders & Excavating, Inc. to provide snow removal services for our subdivision. They have performed this service since our subdivision was originally built. They have the equipment, personnel, experience and commitment to perform this service for us in a timely manner. Their rates are fair and within our proposed budget. We believe that our budget is sufficient unless we get some very heavy snows, at which time we would have to use monies from other line items or a special assessment. All roads will have ONE LANE OPENED first for emergency equipment, should it be needed, and then we will come back and finish the cleaning. 

 

Let me explain how the snow removal will work this year as well as give some advice to homeowners.

 

1.   We will not start pushing snow until we have 4” on the ground. That will be determined by an appointed member of the Roads/Grounds committee who will then authorize the contractor to start pushing.

 

2.   We will salt only the entrances at Nipetown Road, T.J. Jackson & Rt 901, Jamestown and St Andrew’s Drive.  Also the hills on both Hastings and Harvard will be salted if needed. Please note that tracking this salt onto sidewalks or any concrete surface will damage the concrete, which is the homeowner’s responsibility to repair.

 

3.   Threats made to any of the employees of Panhandle Builders & Excavating, Inc. will be dealt with by the Police and Court System. Threats will not be tolerated!

 

4.   We suggest that you not shovel your driveways prior to the street being plowed, since snow will be pushed in those areas as the plows go by.  The plow operators have been instructed to not plow out driveways. They are paid by the contractor and cannot accept side jobs.

 

5.   If you live at the end of a street you can expect to have snow pushed into the edge of your yard and most likely also some of the shoulder gravel as well. When spring comes, you will have to rake these stones out of your yard. Neither the contractor nor your Association will do this for you.

 

6.   During the clearing operations, it is possible that a piece of equipment might chip or scratch the edge of your driveway. This cannot be helped and is unfortunate, but it does happen and will not be repaired by either the contractor or the Association. If you have recently had your driveway repaved, it needs to be at the same height (elevation) as the street to minimize these problems.

 

We do our best to keep everyone happy, but this is not an easy task. Please bear with us as winter snow comes along.
